Q3 FY26 bookings were driven by projects such as <strong>Uplands 2.0 &amp; 3.0, Aquacity, Arvind Everland and The Edge<\/strong>, reflecting traction across both horizontal and vertical residential formats.<\/p>\n\n\n\n<p>Collections remained strong in the quarter at \u20b9317 crore, taking <strong>nine-month collections to \u20b9744 crore<\/strong>, up 5% year on year. The company said cash flows benefited from phased launches and strong conversion at ongoing projects.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Financial performance<\/strong><\/h2>\n\n\n\n<p>Despite higher sales momentum, <strong>revenue from operations declined to \u20b9166 crore in Q3 FY26<\/strong> from \u20b9210 crore a year earlier. <strong>Adjusted EBITDA fell to \u20b944.4 crore<\/strong>, with margin compressing to <strong>27%<\/strong> from 29% a year ago. <strong>Profit after tax declined to \u20b929.2 crore<\/strong> in the quarter, compared with \u20b950.2 crore in Q3 FY25.<\/p>\n\n\n\n<p>For the nine months ended Dec. 31, 2025, <strong>revenue from operations stood at \u20b9408.7 crore<\/strong>, down from \u20b9550.2 crore in the year-ago period. <strong>Adjusted EBITDA declined to \u20b9100 crore<\/strong>, while <strong>PAT stood at \u20b959.2 crore<\/strong>. Management attributed the decline to the lag between fresh bookings and revenue recognition under project completion accounting.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Business development and pipeline<\/strong><\/h2>\n\n\n\n<p>During FY26 to date, the company added new residential projects with a cumulative <strong>topline potential of about \u20b92,510 crore<\/strong>. New additions included premium high-rise developments in <strong>Sarjapur and Whitefield in Bengaluru<\/strong> and <strong>Vastrapur in Ahmedabad<\/strong>, as well as entry into <strong>Vadodara<\/strong> via a horizontal township project under a joint development model.<\/p>\n\n\n\n<p>As of Dec. 31, 2025, the company\u2019s project portfolio comprised <strong>98.3 million sq. ft. of completed projects<\/strong>, <strong>46.9 million sq. ft. under execution<\/strong>, and <strong>53.7 million sq. ft. in planned projects<\/strong>, providing a multi-year development pipeline.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Balance sheet and cash flows<\/strong><\/h2>\n\n\n\n<p>Net interest-bearing debt increased to <strong>\u20b979 crore<\/strong> at the end of December 2025 from a net cash position in September, reflecting land payments and project investments during the quarter. The company maintained that leverage remains conservative.<\/p>\n\n\n\n<p>Operating cash flow for the nine months reached <strong>\u20b9321 crore<\/strong>, supported by higher collections and disciplined cost management. Management reiterated its focus on phased launches, joint development structures and capital-efficient growth to maintain healthy cash generation.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Outlook<\/strong><\/h2>\n\n\n\n<p>Arvind SmartSpaces said it will continue to deepen its presence in core markets of <strong>Ahmedabad, Bengaluru and the Mumbai Metropolitan Region<\/strong>, while maintaining conservative leverage and an asset-light approach through joint development and development management models.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Summary<\/strong> <\/h2>\n\n\n\n<p>The developer reported strong booking and cash flow momentum in Q3 FY26, with record nine-month sales and rising unrecognised revenue offering visibility.
