Thank you, operator. Good morning and welcome to today's conference call to review the operating results of Consolidated-Tomoka Land Company for the quarter and year ended December 31, 2018. My name is John Albright, President and CEO of the Company. On the call with me is; Mark Patten, our CFO; and Dan Smith, our General Counsel and Corporate Secretary.
